The Old Acapulco's Space at Cummings Center Now Opens at 5 a.m.

In March 2025, the company that owns Beverly's biggest office park said its restaurant space should mainly serve the business lunch. About 16 months later, that same space reopened as a cafe that runs from 5 a.m. to 10 p.m. every day, includes a basement bar called The Cellar, and sits a short walk from 60 new condominiums. Cummings Center is still an office and research campus. Its dining is being rebuilt around a longer day than the one office workers keep.

You can follow the change through one suite at 900 Cummings Center, one closing down the hall, and one new building by Shoe Pond.

In 2025, the landlord wanted a business-lunch spot

Acapulco's Mexican Cantina & Family Restaurant opened at Cummings Center in 2002 and closed on April 20, 2025, after 23 years. General manager Francisco Lepe told The Beverly Beat that the restaurant wanted to stay but couldn't reach a new lease agreement with Cummings Center. He also said the restaurant no longer needed all the space it leased. Since the pandemic it had struggled to fill an extra dining room and function room across the hallway.

Cummings Properties' statement in the same story explained what the landlord was after:

"The restaurant has evolved over time and is a popular bar, nightlife, and weekend dinner destination for many Beverly residents, yet our focus must remain on providing a dining option that primarily serves the needs of our 600+ on-site firms for business lunches and professional gatherings."

That was Steve Drohosky, Cummings Properties' senior vice president and general manager, in March 2025. By its landlord's own account, the room that drew Beverly residents for nights and weekends had to give way to something built around the office tenants.

By December, the office-lunch model had lost another restaurant

Rogue Kitchen & Provisions, also at Cummings Center, closed permanently in December 2025. It had operated there for a decade under several names, run by the owners of Flip The Bird. Patch reported that co-owner Torrie Farnsworth blamed the changing nature of office parks since the pandemic. She said the campus "has not had the same hustle and bustle or large population of office workers since 2019." The staff moved to other Flip The Bird locations, and the company's temporary commissary moved to its Danvers location.

So by the end of 2025, the landlord and a longtime restaurant operator had described the campus from opposite sides. One said dining there should serve the workday. The other said the workday crowd hadn't come back the way it once had. The restaurant that opened next had to work with both facts.

The replacement runs a 17-hour day

Pressed Cafe opened on Aug. 10, 2026, at 900 Cummings Center, Suite 100-U. That is the former Acapulco's space, which co-owners Miri and Roi Shpindler fully renovated, The Salem News reported. The space sat between tenants for about 16 months. Here is what the new tenant brings, according to the Cummings Properties announcement and local coverage:

  • Hours: 5 a.m. to 10 p.m., seven days a week
  • Size: more than 10,000 square feet, with indoor and patio seating for nearly 150
  • Service: counter service, takeout, delivery and catering
  • Menu: 36 all-day breakfast options, plus wraps, bowls, smashburgers, chicken sandwiches and brick-oven pizza, with a Mediterranean influence and a kids menu
  • Prices: most breakfast, lunch and dinner items run $14 to $16, and pizzas run $16 to $27
  • Downstairs: a basement bar called The Cellar, a full-service bar with a speakeasy feel

A business-lunch restaurant needs to be open roughly from late morning to mid-afternoon on weekdays. Pressed opens five hours before a typical lunch rush and stays open seven hours after it, on Saturdays and Sundays too. With The Cellar downstairs, the space that lost its nightlife tenant in 2025 is set up to serve evenings again.

The landlord's language changed along with the tenant. In 2025, Drohosky talked about serving "600+ on-site firms." In the August 2026 Pressed announcement, he described "several hundred resident firms and thousands of visitors each day." He also said the cafe "is sure to benefit the entire city of Beverly." The office firms are still in that sentence, but now they share it with visitors and the rest of the city.

Pressed also gave the campus's most famous resident a nod. Miri Shpindler said in the announcement that the Beverly cafe has "a couple of nods to Shoebert." That's the gray seal who moved into Shoe Pond in 2022 and later waddled across campus to the Beverly Police Station. Beverly is the chain's 12th location. The others include Lawrence, Chelmsford, Burlington, Woburn, Newton and two in Boston.

Sixty condos went up by the pond

The longer hours make more sense once you look across campus. Beverly Landing is a five-story, 60-unit condominium building at 50 Balch Street, with single-level one- and two-bedroom homes. In March 2026, the Boston Business Journal described it as a site that's one of Greater Boston's largest office properties "branching out" into housing, with 28 of the homes already reserved at that point. The developer now says construction is complete and the first homeowners are moving in. The building's shared spaces include a lobby, a landscaped courtyard and a covered veranda, and it sits steps from the Shoe Ponds Pathway.

Beverly Landing's 60 homes sit on the same campus as the 900 Cummings Center suite, so its owners have a cafe that opens at 5 a.m. and serves dinner until 10 p.m. without leaving the property.

Other kinds of tenants have arrived as well. In September 2026, The Salem News reported that about 40 students started the school year at Northshore Phoenix High School, which moved into the 100 building. The office side is also growing. American Surgical Company moved its international operation from Salem's Shetland Park to a 20,325-square-foot headquarters at 100 Cummings Center. The space holds administrative, research, shipping and storage functions. It joins healthcare and life-science tenants that include Beth Israel Lahey Health Specialty Care, Northeast Hospital and MassBio, according to a January 2026 Cummings Properties release.

The campus in five dates

Date What changed at Cummings Center
April 20, 2025 Acapulco's closes after 23 years when the lease talks fail
December 2025 Rogue Kitchen & Provisions closes after a decade
Jan. 15, 2026 American Surgical Company announces its 20,325-square-foot headquarters at 100 Cummings Center
Aug. 10, 2026 Pressed Cafe opens in the former Acapulco's space with 5 a.m. to 10 p.m. hours
September 2026 Northshore Phoenix High School opens in the 100 building, and Beverly Landing's first owners move in during the fall

Where to eat on campus now

Pressed is the newest name, but it joined an existing group. The Cummings Properties announcement listed these as the rest of the campus restaurant cluster in August 2026:

  • Early Harvest Diner
  • Regina Pizzeria
  • Soall Café
  • The Grass Market by Grassy Roots
  • The Whoo(pie) Wagon
  • Tony's 2 Go convenience market

If you live in Beverly, the practical change is the Pressed address at 900 Cummings Center. You can get breakfast there before most of the city's offices open, eat dinner on the patio, or order catering for a weekend gathering. If you used to drive to Acapulco's for a weeknight dinner, you can again find a full dinner menu in that suite every night of the week.

Cummings Center changing from an office park with lunch spots into a campus with condos, evening hours and a basement bar is the kind of shift that changes nearby rental demand and resale comparisons long before it shows up in the data.
