Ten minutes apart, on the same stretch of the South Shore, two retail centers are having opposite years. One is landing every tenant it promised, mostly on schedule. The other has a sign that's been up so long some regulars have stopped reading it.
If you live in Hingham, Cohasset, or anywhere within easy reach of Route 3A, you've probably noticed both. Derby Street Shops keeps adding names. The Launch at Hingham Shipyard keeps adding delays to its most anticipated return. Neither story is complicated on its own. Put them side by side and you get a real answer to a question a lot of South Shore residents have been asking out loud for over a year: what actually happened to Salty Days at the Shipyard?
The Sign That's Been Up For A Year
Salty Days Fish Co. started as a small seafood market in Hingham in 2020, built a following on poke bowls and sushi rolls, and closed that original storefront in September 2023 when the brand outgrew it. By then the owners, Sean and Joanne McDaniel, had already opened a sit-down restaurant in Cohasset in 2022, adding a full sushi and raw bar program along with smash burgers, pastas, and steak frites.
In spring 2025, the Hingham Anchor reported the next move: Salty Days would return to its original hometown, taking over 19 Shipyard Drive at The Launch at Hingham Shipyard, the space most recently occupied by Boathouse Bistro. Boathouse wasn't closing, it was relocating to the Nantasket Beach Resort in Hull, directly across from the beach. The plan called for a full bar, an expanded outdoor patio, and a grand opening timed for fall 2025.
Fall 2025 came and went. By February 2026, WhatNow Boston reported that the Hingham Shipyard location had slipped to a late 2026 target, more than a year past the original promise. In the meantime, the McDaniels didn't sit still. The Marshfield select board approved liquor licenses for a brand-new Salty Days location on January 12, 2026, taking over the former Ocean House Coastal Grille space at 1899 Ocean Street in The Shops at Oceans Gate. Marshfield is the McDaniels' hometown, and that location was aiming for a summer 2026 opening, meaning it's likely open or close to it as you read this, while the Hingham storefront residents have been waiting on since spring 2025 still isn't.
That's the part worth sitting with. A proven local operator, already running two successful locations, chose to build out a brand-new space in Marshfield faster than it could finish a build-out in an existing waterfront retail bay it had already signed for. Whatever is causing the Hingham delay, it isn't a lack of demand or a lack of capital. Something about that specific site or that specific landlord relationship is moving slower than everything else this brand is doing.
Ten Minutes Away, Derby Street Is Keeping Its Promises
Derby Street Shops, Hingham's other big retail draw with more than 65 stores and restaurants anchored by Whole Foods, Barnes & Noble, and Crate & Barrel, is having a much cleaner year.
Union Square Donuts, the Somerville bakery known for its rotating flavor lineup, is opening its ninth location at Derby Street this summer, one of several Massachusetts restaurant debuts tracked in Patch's summer roundup. That's a business with eight other locations already running successfully elsewhere, choosing Derby Street as the next stop, and moving forward without a public delay attached to its name.
Two more names, Aritzia and Johnnie-O, have been confirmed as "coming soon" additions for 2026. Aritzia is the Canadian fashion label that's built a following for quality basics that sit between fast fashion and full luxury. Johnnie-O brings a California coastal-lifestyle label to the same lineup. Neither has a confirmed opening date yet, but neither has been dragged past a full calendar year either. That distinction matters more than it sounds like it should. A "coming soon" sign that's six months old reads very differently from one that's been up since before the last Fourth of July.
Derby Street also runs Summer Thursdays, a weekly series through late August built for caregivers and young kids, with live music, storytime, yoga, and drum circles rotating between The Green and select shops. Tickets are required for children only, and every dollar goes to The Arc of the South Shore and Cardinal Cushing Centers. What's Actually Open Right Now
If you're planning a weekend around either center this month, here's what's confirmed and running rather than promised and pending:
- Patriot Cinemas at Hingham Shipyard runs free kids' movies at 11 a.m., repeating Wednesdays and Saturdays through the summer
- Summer Thursdays continues at Derby Street's Green through late August, ticketed for kids only, with proceeds supporting The Arc of the South Shore and Cardinal Cushing Centers
- Alma Nove, the waterfront restaurant from Chef Paul Wahlberg, and The Beth are both open and running their usual harbor-view service at the Shipyard while the Salty Days space sits under construction
- Boathouse Bistro, the restaurant that used to occupy the Salty Days build-out, relocated to Nantasket Beach Resort in Hull and is open there now
None of this requires waiting on a sign to change. It's already open.
What This Actually Tells You
The lesson isn't that one shopping center is better run than the other. It's that "coming soon" means different things depending on which property you're looking at. Derby Street has been converting its announcements into open doors within a season or two. The Shipyard's marquee return has now missed one full calendar year and is working on a second, even though the same restaurant group proved it could open a brand-new build-out in Marshfield inside the same stretch of time.
If you've been holding off on a trip to the Shipyard because you assumed Salty Days would be open any week now, it's worth adjusting that expectation to late 2026 at the earliest, based on what's been publicly confirmed so far. If you want the sushi and smash burgers sooner, Cohasset's location has been running since 2022, and Marshfield's newest spot was built for exactly this summer.
Two centers, two different paces, and a hometown-first decision from a well-known local operator that says more about how retail space actually turns over here than any press release does on its own.
